1. About KeyWe

KeyWe is a technology-enabled property discovery and buyer engagement platform designed to help individuals discover, evaluate and interact with real estate projects and their developers. KeyWe is built around the principle of helping users find relevant homes with less spam, unnecessary intermediation and unreliable information.

KeyWe may provide features including property discovery, search and recommendations, project information, property comparison, builder and project profiles, digital brochures and media, site-visit scheduling, communication with developers, video calls, offers displayed by participating developers, buyer engagement tools, notifications, saved properties and preferences, AI-assisted search and other features introduced from time to time.

2. Eligibility

You must be at least 18 years old to create an account or use the Platform for purchasing or evaluating property. By using the Platform, you represent that you are legally capable of entering into a binding agreement, the information you provide is accurate and current, and you will use the Platform lawfully.

3. Account Registration

Certain features may require an account. Information may include name, mobile number, email address, location or preferred property location, property preferences, budget, property type and buying purpose. You are responsible for maintaining the confidentiality of your account credentials and for all activity carried out through your account. You must immediately notify KeyWe if you believe that your account has been accessed without authorization. KeyWe reserves the right to suspend or terminate accounts where information is false, misleading, fraudulent, abusive or otherwise in violation of these Terms.

4. Property Information

KeyWe may display information relating to real estate projects and properties, including developer details, location, configurations, area, pricing, availability, amenities, specifications, RERA information, possession information, images, videos, floor plans and offers. Information may come from developers, public records, regulatory databases, third-party sources and other lawful sources.

5. No Guarantee of Property Information

KeyWe takes reasonable steps to improve the accuracy and reliability of information presented on the Platform. However, information may change, become outdated or contain errors or omissions. In particular, pricing, inventory, availability, discounts, possession timelines, approvals and other project information should be independently verified with the relevant developer and applicable authority before making a purchase or financial decision.

6. Role of KeyWe

KeyWe is a technology platform. Unless expressly stated otherwise, KeyWe is not the owner, developer or seller of a property, a party to an Agreement for Sale, a real estate broker or agent, a legal advisor or a financial advisor.

KeyWe does not sell, allot or transfer real estate. Any property transaction is solely between you and the relevant developer or seller.

7. Direct Interaction with Developers

KeyWe may allow you to contact a developer, request information, schedule a site visit, request a callback, start a video call or otherwise express interest in a project. Where you choose to interact with a developer, the developer may receive information necessary to respond to your request.

The developer is responsible for its own communications, representations, pricing, offers, commitments, documentation and transactions with you.

8. Property Purchase

Before purchasing property, you should independently verify title and ownership, RERA registration, approvals, sanctions, building plans, encumbrances, litigation, unit availability, carpet area, pricing, taxes, maintenance charges, possession timelines, payment schedules and cancellation terms. You should obtain independent legal, financial or professional advice where appropriate. KeyWe does not guarantee that a property will be available at the displayed price or on the displayed terms.

9. Offers and Discounts

KeyWe may display discounts, offers, incentives or benefits made available by participating developers. Unless expressly stated otherwise, these are provided by the relevant developer and not by KeyWe. Availability, eligibility, validity and fulfilment are subject to the applicable developer's terms. KeyWe does not guarantee that a developer will honour an offer where the relevant conditions have not been satisfied.

10. Personalized Recommendations

KeyWe may use information provided by you, your interactions with the Platform and other permitted signals to generate personalized property recommendations. Recommendations may consider location, budget, property type, configuration, preferences, search behaviour and project characteristics.

Recommendations are intended to assist discovery and are not professional, financial or investment advice. A recommendation is not an endorsement or guarantee regarding suitability, quality, profitability or future value.

11. AI-Enabled Features

Certain features may use artificial intelligence or machine-learning technologies. AI-generated information may occasionally be incomplete or inaccurate and should be independently verified before being relied upon for material property, legal, financial or transactional decisions. KeyWe may improve, modify or discontinue AI-enabled features from time to time.

12. User Content

You may be permitted to submit information, reviews, comments, preferences, feedback, images or other content through the Platform ("User Content"). You retain ownership of your User Content and grant KeyWe a non-exclusive, worldwide, royalty-free license to host, store, reproduce, process, display and use it for operating, improving and providing the Platform, subject to applicable law and the Privacy Policy. You represent that you have the necessary rights to submit such content.

13. Prohibited Activities

You must not:

• Use the Platform for unlawful purposes.
• Provide false or misleading information.
• Impersonate another person.
• Create fraudulent accounts.
• Scrape or systematically extract Platform data without authorization.
• Bypass security measures or reverse engineer the Platform.
• Introduce malware or malicious code.
• Interfere with Platform operations.
• Harass or threaten users, developers or KeyWe personnel.
• Upload content that infringes third-party rights.
• Use the Platform for unauthorized commercial solicitation.
• Use the Platform in a manner that violates applicable law.

14. Communications

By registering, submitting an enquiry, requesting information, scheduling a site visit or otherwise interacting with KeyWe, you may receive service-related communications such as OTPs, account notifications, appointment updates, reminders, property information, developer responses, security alerts and other communications necessary to provide the requested service.

Promotional communications will be subject to applicable consent and communication preferences. You may opt out of promotional communications through available mechanisms. Service and transactional communications may continue where reasonably necessary to provide requested services.

15. Third-Party Services and Links

The Platform may contain links, integrations or services provided by third parties. KeyWe does not control third-party websites, applications, services or content. Their use may be subject to separate terms and privacy policies.

16. Intellectual Property

All intellectual property relating to the Platform, including software, designs, trademarks, logos, databases, interfaces, algorithms, recommendation systems, content created by KeyWe and other proprietary technology, belongs to KeyWe or its licensors. You may use the Platform only for personal and lawful purposes. No rights are granted to reproduce, distribute, modify, reverse engineer, sell, license or commercially exploit KeyWe's intellectual property without prior written permission.

17. Privacy

Your use of the Platform is also governed by the KeyWe Privacy Policy. The Privacy Policy explains how KeyWe collects, uses, stores, shares and protects personal data. By using the Platform, you acknowledge that your personal data may be processed in accordance with the Privacy Policy and applicable law.

18. Availability

KeyWe aims to keep the Platform available and reliable but does not guarantee uninterrupted or error-free operation. The Platform may be unavailable due to maintenance, upgrades, technical failures, infrastructure issues, cybersecurity incidents or circumstances beyond KeyWe's reasonable control.

19. Disclaimer

To the maximum extent permitted by law, the Platform and its content are provided on an “as available” basis. KeyWe does not guarantee that every listing is error-free, every property will remain available, prices will remain unchanged, a property will be suitable for you, a developer will honour an offer, a transaction will be completed, or the Platform will always be uninterrupted.

20. Limitation of Liability

To the maximum extent permitted by law, KeyWe shall not be liable for indirect, incidental, consequential, special or punitive losses arising from property transactions, developer conduct, information supplied by developers or third parties, property availability, price changes, developer offers, site visits, communications or decisions made by users based on Platform information. Nothing in these Terms excludes or limits rights that cannot lawfully be excluded or limited.

21. Indemnity

You agree to indemnify and hold harmless KeyWe, its directors, employees and service providers from claims, losses, liabilities and reasonable expenses arising from your breach of these Terms, unlawful use of the Platform, User Content, infringement of third-party rights or misuse of the Platform.

22. Suspension and Termination

KeyWe may suspend or terminate access where reasonably necessary due to breach of these Terms, fraudulent activity, security concerns, illegal activity, abuse or other circumstances permitted by law. You may stop using the Platform at any time.

23. Changes to the Platform and Terms

KeyWe may add, modify, suspend or discontinue features from time to time. KeyWe may also update these Terms periodically. The updated version will be published with a revised “Last Updated” date. Where required by law, material changes will be communicated through appropriate means.

24. Governing Law

These Terms shall be governed by the laws of India. Subject to applicable consumer protection and other mandatory statutory rights, courts having jurisdiction over [CITY, STATE] shall have jurisdiction over disputes arising from these Terms. Nothing prevents you from exercising statutory consumer or other legal rights available under applicable law.
